Designed for IBI Group, the new headquarters is located in the business district of Bamako on plot n°2453 within the “Hamdallaye” subdivision, covering an area of approximately 2,018 m². The project has been successfully delivered and stands today as a completed contemporary office building combining architectural identity, environmental performance, and high-quality workspaces.
The architectural concept is driven by a strong formal gesture: a continuous vertical curve that defines the identity of the entire building. The U-shaped configuration allows the creation of a central internal garden, generating a microclimate for users while offering open, naturally lit workspaces oriented towards both the city and the landscaped interior courtyard.
From the earliest design stages, the intention was to create a fully transparent building, open to its surroundings, while maintaining optimal thermal comfort. This apparent paradox is resolved through an innovative climatic strategy based on suspended green gardens and vegetated shading structures, acting as a second skin that filters sunlight, provides shade, and introduces a natural cooling effect across the façades.
The building benefits from full-height curtain walls on three sides, ensuring maximum daylight penetration and visual connection to the city. On the northern side, offices open directly onto the internal garden, achieving a balance between natural light and thermal comfort. This dual relationship between urban openness and internal landscape defines the spatial quality of the project.
Vegetation plays a central role in the architectural identity, with suspended gardens, green terraces, and a landscaped courtyard at the heart of the plot, reinforcing a sustainable and human-centered working environment.
The spatial organization is clear and functional. A large curved architectural gesture guides visitors towards the showroom (815 m²) and a double-height reception hall designed to accommodate high visitor flows. A second entrance serves the headquarters, also organized around a double-height lobby with a central reception desk, offering a continuous visual connection to the interior garden.
The upper level hosts a corporate restaurant (609 m²) with VIP lounge, directly serviced from the basement via goods lift, as well as a fitness area with changing rooms, enhancing the workplace experience.
Parking is provided through a naturally ventilated basement level accommodating 37 vehicles, complemented by 15 additional external parking spaces dedicated to visitors.
A HQE and eco-construction approach supports the project, integrating high-efficiency ventilation systems, high-performance envelope, double glazing, occupancy sensors, photovoltaic panels, rainwater harvesting, and water reuse for irrigation and sanitary systems.
Through the successful delivery of the IBI Group Headquarters, HBA Architecture demonstrates its ability to combine architectural expression, environmental intelligence, and functional excellence in a contemporary African workplace.
