Designed for IBI Group, IBI Garden is a contemporary apart-hotel located in the ACI 2000 business district of Bamako, on a 2,362 m² “L-shaped” plot. Set within a strategic urban context, the project aims to redefine urban hospitality by combining comfort, mixed-use functions, and a strong architectural identity.

The architectural concept is driven by a search for volumetric singularity and expressive façade design. The building features a distinctive cast-concrete façade system, conceived as a continuous architectural gesture linking vertical and horizontal elements. This creates a dynamic and evolving façade composition, giving the project a strong and recognizable identity.

The geometry of the “L-shaped” site has been transformed into an opportunity to optimize the layout and enhance spatial quality. From the first floor upwards, a volumetric setback creates a large outdoor terrace with a swimming pool, directly connected to the restaurant and fitness area, bringing lightness and openness to the overall composition.

The functional organization is designed to enrich user experience: a double-height entrance lobby opening onto a landscaped forecourt, retail spaces at ground level, a dedicated amenity level including restaurant, gym, multipurpose hall, lounge and business center, and duplex apartments organized over multiple floors. These units feature mezzanine levels, offering double-height living spaces and enhanced natural light. The top levels host penthouses with generous terraces and private pools.

A HQE and bioclimatic approach supports the design, incorporating a high-performance building envelope, solar shading strategies, double glazing, natural daylight optimization, and landscaped terraces to improve thermal comfort and reduce energy consumption.

Through IBI Garden, HBA Architecture proposes a contemporary vision of urban hospitality in West Africa, where architecture, comfort, and spatial experience merge into a hybrid and iconic development.
