Located in the prestigious La Perle du Lac 1 district at Les Berges du Lac in Tunis, and designed for Leighton Immobilier, we conceived this residential project on a 2,115 m² plot with exceptional open views over the lake. The scheme develops a high-end R+3 residential building with two basement levels, offering an exclusive living environment within one of the city’s most sought-after waterfront locations.

Our architectural concept is based on a continuous double-skin façade that wraps the entire building and gradually opens up toward the lake, allowing the views to fully unfold. This envelope acts both as a strong architectural identity element and as a passive solar protection system, enhancing thermal comfort while improving spatial quality and visual continuity.

We carefully balanced privacy and openness in the volumetric design, maximizing lake views while preventing direct overlooking. The building is shaped through soft, rounded exterior forms that give the project a fluid and contemporary expression, while the interior layouts remain rational, efficient, and highly functional.

Vegetation plays a central role in our design approach, with green terraces, suspended gardens, and a central landscaped patio creating a calm, natural residential atmosphere fully integrated into the architecture.

All apartments benefit from panoramic lake views and generous openings. The duplex units are enhanced with large terraces and integrated private pools, reinforcing the premium and exclusive character of the development.

Two basement levels accommodate parking and technical facilities, complemented by wellness amenities including a spa and fitness area, ensuring a complete residential lifestyle experience.

A strong bioclimatic and HQE approach guided the project, integrating double-skin façade systems, solar protection devices, photovoltaic energy production, rainwater harvesting, and smart building solutions to optimize comfort, performance, and sustainability.
